5 Must See Tips to Get Your Rental Application Accepted

 

How to Get YOUR Rental Application Accepted!

Tired of competing against 20+ rental applicants? Here’s how to stand out!

You rush to an open house for yet another rental showing, 6th, or 7th (you can’t remember at this point), walk in the door, and find a few other people looking at the home as well…..”Ugh.”

 

 

***Before I begin the explanation of each, let me tell you how to make your rental application stand out amongst the crowd in 5 easy steps:

#1. CALL if you are interested in the home and make sure that it’s still available.

Insider’s Hot Tip! (You get better luck from looking directly on property management websites, rather than looking on Zillow, Trulia, Hot Pads, etc. Those sites all take about 2-3 weeks to filter out the occupied rentals. You will also avoid possible scams-often the ones advertised with no phone number.)

#2. Set up an appointment or attend the first Open House and show up on time, or PLEASE call to reschedule.

#3. Show up to your appointment with your required documents:

-2 Month’s Bank Statements

-1 Month’s Pay Stubs

-Copy of your Driver’s License

-Letters of Recommendations (Not Required, but Recommended)

#4. If you like the home, APPLY RIGHT AWAY. (All persons over the age of 18)

#5.  CALL to follow up with your application on the same day, or the following day.

 

(#3 & #4 are HUGE if you’re really looking to get ahead of the game!)

 

If you do steps 1-5, you will stand out! Nothing impresses a leasing agent, or property manager more than being prepared. You, most definitely, will be remembered. 😉  Bring everything with you in a folder ready to hand it to the property manager. I can’t stress that enough. The entire process gets delayed if you take a day or two to to send in the remaining documents that are required. The rental application does not count as being complete without everything being in hand. That means, show up to your appointment with 2 month’s bank statements, 1 month’s pay stubs, a copy of your Driver’s License, and anything else that you think will make you stand out and strengthen your case; Letters of Recommendations are wonderful, for example! In Temecula, and in the Temecula Valley, rentals fly off the market fast! Go to your showing with a mindset of “I want this home.”

If you like the home and it works for you and your family, have the ability to fill out the application at the showing. Sometimes, property managers will have applications printed out for prospects, or if it’s an online application, which most are these days, they will have a device such as a laptop, Ipad or Surface for you to use if you’d like to apply right then and there….or, if you have a SmartPhone, that’ll work too. Plus, it gives you the opportunity to take some time to bring up any questions about the home: “Do they allow pets?”, “Does it include a landscaper?”, etc.  Property managers will be more than willing to help you with any questions you may have, and/or have a “How to Apply” form that they can give you, should you choose to fill it out out within the comfort of your own home.  The only downside with saying you’re going to fill it out later, is that many times, life gets in the way. Whether it be your time that inhibits you, you forget, or you’re having second thoughts….there is already someone else that is applying, or has already applied, and is being evaluated. Don’t miss your opportunity to be among the first applicants presented to the owner. Often times, the decision is made on the first round of quality applications. The very first person that applies, has all required documents, and qualifies first, will most likely get the home! Really accentuate the most likely, as there is no “first come, first serve” law here in California. Think more along the lines of Darwinism, “survival of the fittest,” but in this context, it’s more like, “the most qualified prospect wins.” If you’re one of the first to apply, then there isn’t much competition.

Now…..here’s the big tip; BE ONE OF THE FIRST TO APPLY! Property managers are not looking for a huge influx of applicants. (Think quality over quantity) What we’re looking for is the best applicant that really wants the home, and has supplied everything required in a timely manner. Once there are great candidates for the property, then we start evaluating the prospective tenants with the owner, and choose the applicant that has the strongest application. THIS is the part where your preparation skills pay off! When we discuss prospects with the owner, we remember the applicants that impressed us by doing steps 1-5! Being prepared is a fantastic life skill, and that should be recognized as part of being a quality tenant. Robert Cole Properties’ Leasing Agents are people too, and understand that the world isn’t so black and white, and that someone’s ability to be prepared should be in consideration when presenting applications to the owner. We can be in your corner when the ultimate decision is made. One of our many jobs, is to make sure that we have the best interest of the owner, the home, and the tenant in mind.

In the meantime, the property is always marketed until an applicant is selected and has signed the Lease Agreement just in case something falls through. Always call first before applying, but don’t give up on the follow through. Property managers are very fortunate that this Temecula market is hot, hot, hot, so something falling through doesn’t typically happen. But for you, as the renter, that means that you HAVE to be prepared, jump on the next opportunity, and heed to the advice that I’m giving you! Now, there is no guarantee that you’ll get that rental, but you will definitely stand out enough to where the property manager will root for you if the applications turn out to be similar! But, if you’re the first one that gives the property manager all of the materials they’re needing and you qualify?…then your chances are way better than the next persons’.

One thing that Temecula Valley property management companies have experienced, is that some people are so eager to get into a rental, that prospects will actually apply before ever seeing the property! Even though this may seem like this would be your only option at times, please, do not do this. I can’t speak for other property management companies, but Robert Cole Properties, advises against this. We can assume that the average rental prospect out there has already applied for other homes multiple times trying to lock one in, but our family run company, believe it or not, likes to make sure that you don’t waste your money or your time! If you’re looking to get ahead of the game, but don’t have time to view the property in a timely manner, then the best thing you can do is, initially give us a call to make sure that the property is still available, then if it is, send us an email with a little explanation of which house you’re interested in and attach all of the documents I’ve previously mentioned. (2 month’s bank statements, 1 month’s pay stubs, and copy of your Driver’s License).  We have realized, that many times, we could save you money and time, by letting you know whether you are going to financially qualify before you expend any effort into viewing the home, and filling out an application.  Most, if not all property management companies, will not give you a refund after an application has been submitted if you don’t end up liking the home that you just applied for.
