Canyon Lake is its own city with a private lake, gates, and an HOA that is not a footnote. Lease terms, guest rules, docks, and architectural standards all affect who you can place and how you maintain the home.

HOA reality

We read the CC&Rs before listing. Gate access for showings, vendors, and tenants has to be planned — it is not the same as an open suburban street.

Tenant profile

Some homes are long-term residences; others are used more like a lakeside second property. We are careful not to blur those use cases in a way that fights the HOA or the lease.

Pricing

Lake proximity, dock rights, and condition swing value more than square footage. A portal estimate rarely knows whether you have a slip.
