  1. Do you sell real estate too?
    Yes
  2. How and when do I get my checks?
    If you’re referring to the owners, then between the 7th & 12th of every month.
  3. How is rent collection handled?
    Electronically via a tenant portal or mailed checks. All deposited before the agreed-upon date. Usually the 4th of every month.
  4. How long of a lease do you sign?
    Minimum 12-month lease.
  5. How much security deposit do you charge the tenant?
    Usually, $100 dollars more than the rent, unless there’s a pet, then it’s more.
  6. How soon can you start managing my property?
    I can start as soon as the contract for management is signed by both parties.
  7. What type of properties do you manage?
    Single Family Residences, & Multi-units 2-100.
  8. What type of reports do I get and how often?
    You will get a detailed monthly accounting report on or about the 5th of every month. Outlining the income and expenses.
  9. What do Property Managers do?
    Oversee the day-to-day operations of rent collection, asset management, maintenance issues, HOA violations or request, and maintaining the overall condition of the property.
  10. How will you find tenants for my property?
    We have a network of Inquiries/applicants in our database as well as market to all of the major and minor rental sites on the web.
  11. What is usually looked for in tenants?
    Our qualifications are in-depth, with obtaining a credit report, criminal background checks, magans law verification, employment verification, review of paystubs & bank statements.
  12. How much will my investment property lease for?
    This will be determined when we do a rental analysis of the property and the current market condition.
  13. How do Property Inspections work?
    We perform a detailed digital inspection of all properties under our management.
  14. How often will I hear from my property manager?
    This will be determined by your request, but you will always hear from us if there’s a maintenance request.
  15. Who handles the middle-of-the-night calls?
    Right now it is me, Robert Matilla, and our 24-hour maintenance assistance line.
