Families tied to local schools, professionals commuting the I-15, and owners who keep a second home in wine country while they live elsewhere. Screening has to match the neighborhood, not a generic applicant score.
What we watch
HOA rules in the planned communities, guest-house and ADU questions, and list prices that look good on a portal but sit empty because the home doesn’t show like the comp.
If you’re out of town
Plenty of Temecula owners live in Orange County, San Diego, or further. Local vendors, inspections, and a real person on the phone matter more than another dashboard.
